Lago Verde
Lago Verde will be a modern lakeside compound comprising two homes united by a shared architectural language and a private pickleball court set between them. Angled shed roofs in dark bronze metal will define the silhouette of each residence, while the exteriors will layer light stacked stone, smooth stucco in soft cream tones, and Mac Metals Harrywood siding for a composition that feels both contemporary and grounded in its natural surroundings.
The lake-facing elevation will open the home to the water. A deep covered terrace, framed in dark steel columns, will shelter a wall of glass sliders that connect the main living space directly to the outdoors, while a balcony above will extend the additional living space's connection to the view. Tall stone chimney elements and expanses of glazing will bring in natural light throughout, while covered walkways and stone-clad garden walls will tie the architecture to the landscape.
Inside, open floor plans will allow living, dining, and kitchen spaces to flow seamlessly into one another, creating an easy rhythm for everyday comfort and effortless entertaining. Sliding glass walls will extend that flow outdoors, so gatherings will move naturally between the covered terrace, the lake view, and the shared pickleball court beyond.
From the driveway approach, each home will present a quiet, layered façade, a stone-based garage wing balanced against the wood-and-stucco upper volume that gives way, on the lake side, to an open, light-filled living experience designed to be enjoyed indoors and out. Between the two residences, the pickleball court will create a shared outdoor amenity, making Lago Verde as well-suited to multigenerational living or hosting guests as it will be to everyday lakeside life.

City Park Road Residence
Set on a quietly dramatic hillside site, City Park Road Residence will bring a contemporary hill country sensibility to sweeping views of the Texas Hill Country. Designed by Grant Design, the home's low-slung rooflines and staggered gables will echo the rolling terrain, while deep overhangs and a mix of textures will give the façade real depth and warmth.
The material palette was chosen for contrast and durability: Blue Charcoal natural stone will anchor the chimney and base walls with rugged, tactile texture, paired against smooth gray stucco on the upper volumes. Matching gray soffits and fascia will unify the deep roof overhangs, while a standing-seam metal roof in a soft silver tone will add a clean, contemporary edge against the stone and stucco. At the entry, black steel-framed windows and doors will ground the composition with crisp architectural contrast, carrying through to the rear, where black steel columns and railings will frame an expansive elevated deck with a warm wood-toned floor overlooking the view.
Inside, the home will welcome an abundance of natural light through floor-to-ceiling walls of windows, framing breathtaking hill country views from nearly every room. Expansive balconies will extend the living space outdoors, blurring the line between interior and landscape and creating a home designed to be experienced as much from the deck as from the living room.
Outdoor living will carry throughout the property, with a series of patios and a pool nestled in the courtyard between the main residence and the detached garage, which includes a garage apartment and private home office. The arrangement will create a natural separation of spaces while keeping everything connected by the shared outdoor living areas at the heart of the property.
Inside and out, City Park Road Residence will pair the openness of walls of glass with the solidity of stone, a home designed to feel as permanent as the hills it sits on.

Two Coves Residence
Perched above the Texas Hill Country, Two Coves Residence will be a study in quiet contrast, rough-hewn limestone against sheer glass, solid mass against open air. Designed by Bercy Chen Studio in partnership with Mosier Luxury Homes, the home will read as sculpture from the hillside: cantilevered volumes in black steel and warm wood will float above native limestone walls, framing sweeping views that stretch from downtown Austin's skyline across Lake Austin to the hills beyond.
Inside, the architecture will open up. Floor-to-ceiling glass will dissolve the line between living room and infinity pool, while a sunset-lit great room, anchored by book-matched stone and dark marble, will make the horizon part of the floor plan. Every material choice, from the stone's texture to the steel's precision, will be executed with the same discipline: nothing decorative, everything intentional.
Two Coves Residence is architecture that demands exacting craft, delivered without compromise.
